Best property investment books - My top 10

They don't teach property investing in schools, in fact they don't really teach how to create wealth at all. I learnt to invest in property by reading property investment and real estate books and going to property investment courses. Investing in a property is a massive deal so you have to get it right. I've read hundreds of books on property investing and managed to get them to my top 10.

Some are very general and apply to anyone living in any country whilst some may have principles that apply to property investing in Australia only. The authors are real property investors themselves are who have made millions from real estate. All these property investing books are excellent for beginner or advanced investor alike.

10. Rich Dad Poor Dad-Richard Kiyosaki

Helps you understand financial principles which are crucial for being in the right mind set which is a crucial first step in building wealth and identifying the best investment opportunities whether it be in real estate investment, shares or other asset classes. This book is a worldwide best seller because the principles are universal. Understanding how money is made and lost is the first step before you embark on property investing.

9. Seven steps to Wealth- John Fitzgerald

Very basic but has pearls of wisdom from someone who made milliions in the game at a very young age and has a good grasp of property investment in Australia. One pearl is to only invest in capital cities. Fitzgerald is very much in favour of capital growth even if it means negative gearing over positive cash flow and this is my philosophy too. He also made a bucket load of money as a young real estate agent before he started his own property investment company. His Seven steps to Wealth has been a best seller and from the proceeds set up a charity for disadvantaged kids.

8. Building Wealth through investment Property- Jan Somers

Learn from the so-called millionaire house wife. Jan Somers doesn't use any tricks or spruiks and uses plain language especially on financing investment property. Her method is get rich slow through buy and hold and I use the principles she advocates. I highly recommend reading Jan Somers other books, they each have great lessons which show that even in a global financial crisis money can still be made through smart property investment if you follow some simple rules.

7. How to Grow a Multi-million dollar Property Portfolio in your Spare time- Michael Yardney

Although a bit of a spruiker Yardney does cut through the BS and tells it how it is. As someone who has been in the industry a long time he does demand respect. Yardney regularly runs courses in real estate investment all around Australia and sometimes overseas.

6. Secrets of Property Millionaires Exposed-Dale Beaumont

Beaumont interviews successful property investors that have used a range of methods and techniques to earn them millions including picking the best investment properties for sale to inspect and buy. The investors he interviews outline how they finance their real estate purchases, renovations successes, where they buy, when they buy and other techniques such as flips. Success leaves clues as they say so reading how successful property investors have done it can be truly inspirational.

5. It's Easy to be a Property Millionaire-Craig Turnbull

Turnbull has also written a number of property investment books. He has been at the bottom and risen again through property invetsing. His books discuss some non traditional methods which can be very lucrative. Turnbull goes into some depth about various property investment loans available for different types of investment strategies.

4. Real Estate Riches-Dolf De Roos

A PhD in physics wasn't enough for de Roos so he went and made a fortune on property. Written in the Rich Dad Poor Dad series it discusses the 8 golden rules of property that every investor should know about. His easy to read style will inspire anyone to jump into the property market.

3. How you could build a $10 million property portfolio for life-Peter Spann

Now a successful financial advisor Spann offers valuable insight in all aspects of the property investment game. He also is partial to share investing to couple property investing so offers a holistic view for creating multiple income streams.

2. How to Create an Income for Life-Margaret Lomas

A fan of positive cash flow investing Lomas is one of the good guys (gals) out there who has helped thousands enter the real estate market. She does advocate regional centres to invest in which I'm not a fan of but her wisdom is invaluable.

The book that got me started. This father and son team have a successful property investment company (I'm a customer) but it was their book that provided me with a massive amount of inspiration to get into the market. They were the first to speak of the property clock which is a visual representation of the property cycle which can help you understand where the market is at a particular point in time considering the economy. This is highly recommended book for property investors of all levels.

Now before I finish I need to say that getting your investment loan structures in place prior to purchasing anything is vital. I get my property finance through a mortgage broker as they have access to hundreds of loans products.
